Most of Dallas–Fort Worth sits on expansive clay. It swells when it takes on water and shrinks when it dries, and it drains slowly enough that a heavy spring storm leaves standing water for days. That cycle is what cracks slabs, and it is why a puddle by the foundation is worth more attention than a puddle in the middle of the yard.
The fix is not always a French drain. Sometimes the ground simply falls the wrong way and regrading solves it for less money. Rafael walks the property, watches where the water actually goes, and tells you which one you need. If the cheaper answer is the right one, that is the one you get.
A gravel-filled trench with perforated pipe that gives subsurface water a path off the property. It is the right answer where water collects and lingers rather than running, and where the ground cannot be regraded enough to fix it.
If the ground falls toward the house, no drain will outrun it. Regrading gives the soil the fall it should have had and keeps water moving away from the slab.
Gutters that dump at the corner of the house put hundreds of gallons straight against the slab. Extending them underground and out to daylight is the cheapest drainage work there is.
On a slope, holding the soil is half of managing the water. Stone and block walls terrace the fall, stop the washouts, and give the yard usable ground back.
Before anything is dug, we find out where the water comes from and where it wants to go. That means watching the fall of the land, checking downspouts, and looking at what the soil is doing next to the slab.
Catch basins and channel drains take water off patios, driveways, and low spots before it reaches the yard. Often the cheaper fix, and sometimes all a property needs.

It depends on the run length, how deep the trench has to go, what the pipe has to get past, and where the water can be discharged. A short run along one side of a house and a system wrapping a whole property are very different jobs. Rafael walks the property and gives you a written number before anything starts.
It addresses a cause, not existing damage. Keeping water from pooling against the slab is how you stop the soil under it swelling and shrinking. If the foundation has already moved, that is a structural engineer's call and we will say so rather than sell you a drain and let you think it is handled.
Often just grading. If water runs toward the house because the ground falls that way, correcting the fall is cheaper and lasts longer. A French drain earns its money where water collects and sits rather than flows. We tell you which one your yard has.
Most residential systems go in within one to three days depending on run length and access. We call utility locates first, and that wait is built into the schedule rather than skipped.
They can, when they are built with the wrong gravel or no filter fabric, which is the most common failure we are called out to fix. Washed stone and proper fabric are what keep silt out of the pipe. Cheap builds silt up within a few seasons.
To daylight at a lower point on the property, to a dry well, or to a street or alley discharge where local rules allow it. Where the water is allowed to go is part of the assessment, not an afterthought.
